Raffles to Launch Its First North American Resort in Mexico’s East Cape, Los Cabos

Raffles Hotels & Resorts, a luxury brand under Accor, has announced the development of its first-ever resort in North America. Located in Mexico’s stunning East Cape region of Los Cabos, the Raffles Estera East Cape Resort & Residences is being brought to life in collaboration with ONE Development Group, with an anticipated opening in 2029. This milestone project will expand the brand’s North American footprint and mark its debut in Mexico.

“This marks a pivotal moment for the Raffles brand,” shared Omer Acar, CEO of Raffles Hotels & Resorts. “The East Cape’s natural beauty, rich cultural heritage, and welcoming atmosphere provide the perfect canvas for creating a destination that embodies our passion for design, sustainability, and extraordinary service. Together with ONE Development Group, we’re crafting a destination that reflects the spirit of the region and the legacy of Raffles.”

The resort and residences will be nestled along an untouched stretch of beachfront between the Sea of Cortez and the Sierra de la Laguna mountains, within the tranquil East Cape community — a secluded area extending from San José del Cabo to Los Barriles. Just an hour from Los Cabos International Airport, this location offers calm, swimmable waters, dramatic desert-meets-ocean views, and access to the world-renowned marine biodiversity of the Sea of Cortez, a UNESCO World Heritage Site.

The initial phase of the development will include 80 guest rooms and 46 branded residences, with design led by Olson Kundig, known for their harmonious integration of architecture and natural surroundings. The interiors of the resort will be envisioned by Studio Paolo Ferrari, while the residential units will be designed by Huber Design. Both hotel and residential spaces aim to reflect the glamour and storytelling tradition of Raffles, while honoring the cultural essence of Baja California Sur.

The resort will feature a broad range of amenities including a luxury spa, outdoor pools, a beachfront watersports center, curated retail shops, and dedicated spaces for children and teens. Culinary offerings will span seven dining venues, including a signature restaurant, specialty outlets, poolside dining, and iconic Raffles experiences such as the Long Bar and Writer’s Bar. A modern ballroom, meeting areas, and outdoor event spaces will cater to gatherings and special occasions. Exclusive beach and mountain clubs will also be available for residents.

Luis Sada, CEO of ONE Development Group, expressed pride in the collaboration: “We are privileged to partner with Raffles and bring to life a one-of-a-kind resort that reflects the highest standards of hospitality. Our goal is to create an experience that honors the land and resonates with the unique charm of East Cape.”

GFG Securities is acting as financial advisor to ONE Development Group, supporting the structuring of both debt and equity financing for the development.

This project will become Raffles’ first property in Mexico and its second in North America, joining the recently opened Raffles Boston.

ACCOR EXPANDS ITS NETWORK IN THE AMERICAS WITH THE ADDITION OF 17 HOTELS

Accor today announced it has entered into exclusive negotiations with Royal Holiday Group to acquire 17 management agreements (3,200 keys). The portfolio includes six existing All-inclusive Resorts in Mexico (1,660 keys) to be managed by Ennismore, as well as eleven existing resorts and city hotels in Mexico, Argentina, Puerto Rico and the USA (1,540 keys) to be managed by Accor PM&E Americas. The total consideration of $79M will be paid in phases, and all of it will go towards partially funding the $130M renovation plan of the properties within the next 30 months.

This asset-light platform with hotels strategically located in beachfront resort destinations will allow Accor to further increase its brands presence in Americas. With this addition, Accor will accelerate growth in this region, particularly in Mexico and continue developing its all-inclusive resort portfolio, which has seen a 25% CAGR on network in the last three years.

Three properties in Cancun, Cozumel and Puerto Vallarta will be reflagged as Rixos Hotels post-renovation – marking a significant milestone in the brand’s global growth with its first entry into the Americas. Three further resorts in Cancun, Acapulco, Ixtapa will remain under the existing brand. The eleven other properties will be rebranded post-renovation under either the Swissôtel, Mercure, Mercure Living or ibis styles.

The deal is expected to close in the second semester of the year, following customary regulatory authorizations, including antitrust approval, for this type of acquisition.
